Where Are Most New Homes Being Built in Greece? 🏗️

Greece’s residential market is experiencing a strong revival, with construction activity reaching its highest levels in years.

According to ReDataset data for the first half of 2026, more than 85% of newly built homes are concentrated in Attica and Central Macedonia, reflecting the growing importance of the country’s two largest metropolitan areas.

Thessaloniki has emerged as the leading hub for new residential development, accounting for 23.9% of new housing supply, while Southern Athens follows closely with 20.3%. Large-scale investments and strong demand continue to support growth in both markets.

Apartments dominate new construction, representing nearly 70% of all newly available homes. Rising land values and increasing urban demand have encouraged developers to focus on multi-unit buildings, while detached houses make up only a small share of the market.

Price differences across Greece remain significant. The national median price for newly built homes stands at €3,942 per square meter, although values vary considerably between regions. The South Aegean records the highest prices, followed by Attica and Crete, whereas Thessaly remains the most affordable market.

Within Attica, Southern Athens remains the most expensive area, with a median price of €4,906 per square meter. Northern Athens and the city center also form part of a premium residential market. By comparison, newly built homes in Thessaloniki have a median price of approximately €3,000 per square meter, around 40% lower than those in Southern Athens.

Buyer preferences have also evolved. Parking spaces, storage rooms, and energy-efficient features have become increasingly important, while swimming pools remain limited mainly to luxury and holiday properties.

Overall, the geography of residential development reflects the geography of demand. New housing is increasingly concentrated in areas with strong economic activity, infrastructure, and investment, with Athens and Thessaloniki continuing to dominate Greece’s housing market.
