More than 1,800 real estate transactions were estimated to have been completed in 2024 in Halkidiki, with buyers in the under €150,000 price range making up the majority. Residential properties were by far the most popular category, accounting for 68.7% of total sales handled by real estate agencies in the region.
The main reasons for purchasing were investment and acquiring a holiday home, with primary residences following. Greek buyers dominated, followed by those from North Macedonia, Bulgaria, Albania, Serbia, Greek expatriates, Romania, Germany, Turkey, Israel, and Russia.
These findings are based on the annual real estate market survey conducted by the Halkidiki Association of Real Estate Agents for the period January–December 2024, based on a sample of 41 member agents.
Key insights:
47.5% of buyers purchased properties valued under €150,000.
37.5% bought in the mid-range (€150,000–€450,000).
Only 10% invested in high-end properties above €400,000.
Residential units made up the majority of sales (68.3%), followed by land (26.8%) and commercial properties (4.9%).
Purchase motivations:
28% bought for commercial investment purposes.
27% acquired a vacation home.
12% purchased a primary residence.
1% bought for short-term rentals (e.g., Airbnb).
1% for long-term leasing.
Property age:
Homes aged 11–20 years dominated (25% of sales).
Followed by properties 21–30 years old (12%).
Newly built properties represented only 7%.
Properties older than 30 years accounted for just 2%.
Challenges and outlook:
Major challenges include high property prices, unlicensed brokerage activity, and bureaucratic/legal issues related to the National Cadastre. For 2025, 52.5% of agents expect market stabilization, 37.5% predict growth, and 10% foresee a decline.
Most real estate agencies operate in the regions of Propontis, Sithonia, and Kassandra. These are primarily small businesses with only one agent. Just five agencies employ more than four people, while agents are involved in about 25% of all transactions.
