The announcement of Greece’s university admission results marks an exciting new chapter for thousands of students and their families. It also signals the beginning of one of the biggest challenges of student life: finding affordable accommodation.
The 2026 student rental market continues to reflect the wider housing crisis. Asking rents remain elevated, while the supply of affordable, smaller properties remains limited.
According to Spitogatos Insights, average asking rents for student accommodation across Greece increased by 5.3% in Q2 2026 compared with the same period in 2025, slightly below the 5.9% increase recorded in 2025.
Alexandroupoli currently has the highest average asking rent among the university cities of Northern Greece, at €11.3 per sq.m., up 5.8% year-on-year.
At the other end of the market, Serres remains the most affordable option, with average asking rents of €7.3 per sq.m., following a 4.7% annual increase.
Kastoria follows at €7.4 per sq.m., although it recorded one of the region’s strongest increases, with rents rising by 12.3% over the past year.
Average asking rents currently stand at €8.3 per sq.m. in Katerini, €8.4 in Kavala, €8.5 in Komotini, €8.8 in Xanthi and €8.9 in Florina.

Outside Athens and Thessaloniki, some of the highest student rents are recorded in Corfu (€13.4/m²), Rhodes (€13.3/m²), Rethymno (€13.2/m²), Chania (€12.9/m²) and Heraklion (€12.0/m²).
Meanwhile, Lamia remains the most affordable university city nationwide, with average asking rents of €6.8 per sq.m.
Despite the overall upward trend, some cities recorded lower or stable rents, including Sparta (-8.6%), Agrinio (-2.2%) and Trikala (-0.6%), while prices remained stable in Volos, Patras and Rio.
The latest figures highlight the continued pressure on Greece’s student rental market, with strong demand and limited availability of affordable accommodation remaining key challenges for students and their families.
